The catch is that late-summer buyers are serious, decisive, and comparing more homes than they could a year ago. Here is how to meet them ready.

Late Summer Buyers Are a Different Audience

The casual lookers of June have mostly thinned out by mid-August. What remains is a pool of motivated buyers: people relocating for work on a deadline, buyers who lost out on homes earlier in the season, and households determined to be settled before winter. These buyers tour with intent and decide quickly.

That works in your favor if your home shows well and is priced right. With new listings across the Dayton region up 10% in June and about a 1.6-month supply of homes on the market, buyers have real alternatives now. Serious buyers reward serious sellers, and they move past homes that feel overpriced or half-prepared without a second look.

Your Home Needs to Beat the August Heat

Showings in late summer happen in the hottest, driest stretch of an Ohio year, and buyers notice things in August they might forgive in April. Start outside. Keep the lawn watered and edged, refresh mulch beds that have faded, and trim back the summer overgrowth around walkways and entrances. If your front door or shutters have peeling paint, this is the weekend project that pays for itself.

Inside, temperature is the silent dealbreaker. A home that feels stuffy during a 90-degree showing plants doubts about the HVAC system, fair or not. Have your air conditioning serviced, set it a couple of degrees cooler than usual before showings, and make sure ceiling fans are clean and running. Open the blinds, turn on the lights, and let the home feel bright and cool the moment a buyer walks in.

Pricing Matters More Than It Did Last Year

The median sale price across the Dayton region reached $279,950 in June, and homes are still selling at essentially full list price on average. That is good news, but the average hides how unforgiving the market has become about overpricing. When buyers had two options, they compromised. Now that they have more, an aspirational price tag mostly generates showings for the accurately priced home down the street.

The strongest late-summer strategy is pricing to the most recent comparable sales in your immediate area, not to what a neighbor listed for in May or what an online estimate suggests. Work backward from your goal. A typical financed sale in the Miami Valley takes roughly 30 to 45 days from accepted offer to closing. List in mid-to-late August with strong preparation, and you are positioned to field offers by early September and hand over keys before the leaves finish turning in Kettering or Beavercreek.

If you need a few more weekends to prepare, do not panic and do not rush a half-ready home to market. September listings perform well in this region too. The goal is to list once, list right, and sell once.
